Common Questions About Our Property Tax Service

What is a Property Tax Savings Account?

The funds we collect from you to pay your annual property taxes are placed in a Property Tax Savings Account until your payment is due. Regardless of the balance in your account, we make sure that your tax bill is paid on time and in full. This means that at some point during the year your account may have a surplus and at other times a shortfall. Once we make your final tax payment, your loan will go through an automatic adjustment process to ensure we are collecting enough to pay your taxes for the next year.

You can make a lump sum payment into your Property Tax Savings Account any time after funding. Once the additional funds have been deposited into your Property Tax Savings Account, an adjustment can then be made to the tax portion being collected with your mortgage payment.

What is a surplus?
A surplus reflects the money in your Property Tax Savings Account. Any surpluses are applied to your next property tax payment.
What is a shortfall?

A shortfall in your Account happens if there is not enough money in the Account when property taxes are paid. This may happen if your property tax rate went up or the estimated property tax amount was less than actual.

What happens when there is a shortfall:
  • You are charged an interest rate equivalent to your mortgage rate
  • We take the outstanding amount into account when calculating your new tax portion for the upcoming tax year
  • You can reimburse Eclipse for taxes paid on your behalf by making a lump sum payment into the Account, or a series of payments over time
What happens at the end of the tax year?

After paying the final tax instalment of the year, Eclipse will conduct a review to ensure we are collecting the correct amount. We will also send you a Property Tax Statement, which will show:

  • The status of your Property Tax Savings Account
  • Any changes to the tax portion
  • How we calculated the tax portion
  • When any changes will take effect

At the end of the tax year, any tax adjustments will take into consideration possible increases in taxes.

What is a tax year?
A tax year is defined as the period of time between when your final taxes are paid in one calendar year and the date your final taxes are due for the next year.
What if a different lender is currently collecting my taxes?
Your current lender would include any tax funds accumulated in your current property tax account with the payout of your mortgage. The balance would not be transferred to your new Eclipse Property Tax Savings Account.
Can I pay my own taxes?
One of the conditions of being an Eclipse homeowner is that Eclipse Mortgages will administer your property taxes on your behalf. You cannot pay your property taxes directly.
Is the process different across different provinces?
Yes, the process does vary provincially. If your property is in British Columbia, we pay the gross amount of your property taxes, unless our records indicate otherwise. Homeowners who are eligible for the Home Owner Grant are responsible for applying directly to the municipality for a reduction in taxes annually. Home Owner Grant applications may be obtained from your municipality.
How do you calculate the taxes you collect with my mortgage payment?
The calculation is very straightforward. We simply divide your annual property taxes by the number of payments you make annually (12, 24, 26, or 52).
What if I am buying a newly constructed home?
When a home is being built brand-new, your tax bill may not reflect the full property taxes for your property right away. The assessed value may be for the land only and you will receive Supplemental or Apportionment billings from your municipality once the home is complete. If you do, send them to us so that we can make a payment on your behalf to your municipality.
Who do I contact in the case of a name change or ownership change?
As the homeowner, it is up to you to make name or ownership updates at your municipal tax office.
Can I pay my utility bills through this service?
As the homeowner, you are responsible for paying your own utilities.
